If you are prospect calling a “withdrawn” listing in the MLS, you are in violation of MREC Rules, CSR 2250-8.090(E), and the REALTOR® Code of Ethics, Article 16.
You need to stop doing this now.
These violations may subject you to disciplinary actions and are not worth it.
WITHDRAWN status means “temporarily off MLS (market)” and there is still a listing contract still in place with an agent.
CANCELLED status means there is no longer a listing contract in place and the property is completely off the MLS (market). Have at it on your prospecting calls.
This can be confusing for GSBOR members, as it is not what we have used in the past. These status types are set in the Flexmls system and will not be changing.
