Listing Data Checker proofs each listing to ensure it complies with SOMO Rules & Regulations and that all required fields are completed. This keeps the database as accurate as possible. It also checks the Fine Rules and automatically sends a fine notification email when a listing is submitted or a status change is made to a listing after 4 calendar days.
The most common violations are for the square footage fields. These required fields break down the total square footage as Above Grade Finished and Unfinished and Below Grade Finished and Unfinished living area. You should not include garages, covered/screened porches, or patios.
A Lead-Based Paint notification is sent if the Year Built is prior to 1978. If a ‘0’ is entered in the field, it will trigger a notification that a Lead-Based Paint Disclosure must be uploaded. Please make sure the Year Built field is completed with a four digit year.
You can check your listing with Listing Data Checker after you submit it by going to the edit menu and clicking on “Check IT.” It will bring up your listing and highlight any issues in red. You can then edit your listing and correct any issues. You will still receive an automatic email from the program, but can rest assured the notification flag will be removed.
